Hamilton: Where an Established High Street Meets the River

A suburb with several centres of gravity

Hamilton does not revolve around one precinct. Its identity moves between Racecourse Road, Portside Wharf, Northshore, the Brisbane River and the residential streets adjoining Ascot.

Racecourse Road remains the traditional high street. Portside introduced a denser mix of riverfront apartments, dining and services, while Northshore continues to grow through major public and private investment.

Hamilton feels established, but it is still evolving.

Racecourse Road

Racecourse Road is one of Brisbane’s most recognisable suburban boulevards. Its commercial history is closely tied to Eagle Farm Racecourse and the surrounding neighbourhoods of Hamilton and Ascot.

It is broad, walkable and lined with shops, cafes, restaurants and services. Heritage buildings and established trees share the street with newer development, giving it the open-air character of a true high street.

Future development needs to add residents and amenity while protecting that street-based character.

Heritage and residential character

Brisbane City Council’s Ascot and Hamilton Heritage Trail follows a 3.5-kilometre route from Brett’s Wharf toward Eagle Farm Racecourse. It records the area’s racecourse history, wartime activity, commercial development and grand residences.

Hamilton’s housing ranges from traditional homes on elevated streets to contemporary riverfront apartments and mixed-use projects. Families, professionals and downsizers all find a place here, with larger apartments becoming particularly relevant to long-term owner-occupiers.

Riverfront living and Northshore

The Brisbane River forms Hamilton’s eastern edge and has driven much of the suburb’s recent change.

Portside Wharf established a new residential and lifestyle destination on the water. Northshore is extending that idea at a far greater scale, adding homes, public space, transport, events and commercial activity.

CityCat services link Northshore Hamilton with the CBD, New Farm, South Bank and UQ St Lucia. Direct road access to the city and Brisbane Airport is also valuable for residents who travel often.

Dining, retail and everyday amenity

Dining and retail are spread across Racecourse Road, Portside Wharf and nearby local streets. Eat Street Northshore adds a large food and events destination beside the river.

Each pocket serves a different purpose. Racecourse Road handles many of the daily needs, Portside offers riverfront dining and services, and Northshore brings events and recreation.

The next phase of Hamilton

Hamilton’s next chapter will be shaped by projects that connect its established precincts more clearly.

More residents can support local operators and bring consistent trade to Racecourse Road. Well-planned mixed-use projects can also improve public space, add dining and retail, and make the street easier to enjoy on foot.

The detail will decide the outcome: active frontages, subtropical landscape, respect for heritage and a clear understanding of the existing community.

THE GALLERY by GRAYA™ spans 63 to 71 Racecourse Road.

Designed with Bureau Proberts, it places signature residences above a considered mix of retail, dining and wellness. The long Racecourse Road frontage gives the project a genuine role in the life of the street.

At ground level, landscaped public areas and active tenancies are intended to bring movement from morning through evening. Above, residents are connected to the precinct while retaining a private address.
